I provide assistance in negotiating contracts from strength

- acting as an agent (advocate) vs. a passive transaction-broker.
- preventing buyers from putting bad time frames in the contract that are to the disadvantage of the seller.
- helping determine if the buyer is determined and capable of going through with the deal.
- keeping the price as high as possible without losing the buyer
- solving in advance problems with the property or paperwork so that the buyer has no flaws to complain about or to use to try to negotiate a lower price.
- advising about possible outcomes, and preventing the buyer from setting up the seller for a walk-away or from stalling while the property is not on the market.

I assist with processing contracts: Follow through, follow through, follow through

- get contracts to title company and make sure buyer pays earnest money on time.
- stay firm with the title company to make sure the title insurance commitment is delivered in time to seller and buyer.
- review title commitment and make sure to get discount on insurance premium for seller (if applicable).
- if more title documents are requested from buyer, facilitate that the title company delivers them.
- deliver all disclosures, HOA docs, and plat maps to and from buyer to make sure buyer gets them and afterwards acknowledges receipt with signed copies.
- facilitate inspection for buyer and assist seller in negotiating any inspection objections and in arranging repairs (this can be time consuming!).
- order survey if needed and facilitate getting it done and delivered to buyer and title company.
- protect seller from being stalled or stone-walled by buyer.
- track all deadlines to make sure buyer accomplishes tasks or does not make objections : loan commitment, title objection, appraisal objection, or inspection objection deadlines.
- remind the closing/title company to get preliminary closing documents to the seller well before closing so we have time to review and make corrections.
- facilitate the final walk-through for the buyer.
- check that the closing/title company gets final closing documents FedEx'd out to the seller in time for closing, assist seller in understanding the closing documents.
- check that the buyer's money is wired in time for closing before delivering keys, garage door openers, and other ownership items
