Outlying Mesas and Ranch Areas
The ranch parcels offer wonderful getaways for those who love open spaces, privacy, unbeatable views and western outdoor living. Many stunning parcels of land on the outlying mesas surrounding Telluride have been developed with services, including buried electric lines and maintained county roads. "Ranch parcels" are usually defined as pieces of land from 35 acres on up and "subdivisions" are those from 1 acre to 35 acres. All information below is accurate as of May 10, 2005
Price range: From $65,000 up to over $8 million with one huge parcel for $29 million..
Size range: Mostly from 35 to 200 acres, with some mega-ranches up to 5,000 acres and some smaller lots at 1-2 acres.
Hastings Mesa
 This mesa was homesteaded in the late 1800's and has several historic ranches still extant. It contains several ranch parcels and 4 subdivisions with 5-40 acre pieces. Much of Hastings is off the electricity "grid", and a unique solar-powered subdivision, called Old Elam Ranch, provides water pumped by solar energy. Though recently power lines have begun to make there way into Hastings Estates giving the option to owners for electricity or solar power. Located at the west and northwest end of the Sneffels Range, Hastings provides good views within a 20-25 minute drive to town.
Parcels have been listed for sale ranging from $115,000 to $975,000 in price.
Homes have been listed for sale ranging from $285,000 to $1.55 million. 
Horsefly Mesa/Iron Springs Mesa
Horsefly, located north of Hwy. 62 and the Sneffels Range, has all larger ranch parcels. A bit further from town with a 30-40 min. drive, Horsefly features some great horse country and quick access to Ridgway and Montrose.
Parcels have been listed for sale from $195,000 to $4.1 million, and ranging in size from 35 acres to 575 acres.
Homes have been listed for sale from $649,000 to $4.95 million.
Specie Mesa
Located west of Wilson Mesa, about a 30-40 minute drive from town, Specie Mesa has 2 mega-ranch parcels, 3 ranch areas and 1 subdivision. Specie has great views and wonderful wide-open spaces.
Vacant land parcels have been listed for sale from 35 up to 2,379 acres in size and from $285,000 to $35 million in price.
Homes have been listed for sale priced between $760,000 to $3.65 million.
Wilson Mesa East & West
 Contains several stunning ranch parcels and a subdivision called Wilson Mesa Ranches with 3 to 40 acre pieces. From Wilson Mesa to Telluride is a 20-25 minute drive.
Parcels from 7 to 476 acres with have recenlty been listed with prices ranging from $450,000 to $14.55 million.
Homes have recently been listed in prices ranging from $650,000 to $19 million.
