Mountain Village
In Mountain Village 660 single family lots were platted at inception and only a handful remain owned by the developer/ski company today. There are over 350 homes already built and more under construction. Currently there are 65 on the market priced from $1.29 million to $14.5 million. Over the last 12 months 37 homes have sold in Mountain Village at a brisk pace. About 50% were spec homes with the other half being re-sales; the average price was $3.4 million.
There is still a good amount of wonderfully designed mountain homes available on the market with a good number of new spec homes coming out of the ground right now.
You have to be careful and mindful when choosing a Mountain Village home because there are some that have truly silly floor plans and impractical designs while others are just perfect. Most do have superb finishes with granite, travertine, fine wood trim, great fixtures, and great furnishings, and there is a good variety to choose from.
Which area of Mountain Village do you want? Sunny golf course area with big views? Heavily treed settings near the ski slopes? A mixture of both? Mountain Village has quite a variety of settings and you need to choose parameters that are most important to you before you start to look - but for sure, go see as many as you can before getting hooked on any one home in particular.
Although the lot sizes in Telluride are generally quite small, several areas of Telluride contain some impressive homes that are built on parcels consisiting of multiple lots. In the last year and a half 11 homes over $1.7 million have sold in the town and there are currently 15 on the market over $2.5 million. The area near Aspen and Oak Streets on the north side of town is a prestigious neighborhood as is the Pandora Area in the east end of town. Don't dismiss the Town of Telluride as an area to find a terrific luxury estate for your needs.

Depends upon how much time you have and if you have a good financial manager to look after the project, but there ARE some really great choices out there today for you to get into your dream estate very quickly. If you do not mind waiting to build your custom home we DO have some great architects and competent general contractors to get the job done for you (many have come over from Aspen).
