What are "Fractional Properties" in Telluride?

Fractional Properties are kind of like timeshare - but WAIT A MINUTE!
They are much better and less obnoxious than typical timeshares in that:

  1. You actually get FEE SIMPLE TITLE to a portion of the property you buy - in
    contrast to typical timeshares where you only get ownership of the TIME you buy.
    When you are ready to move on in a few years down the road you actually
    HAVE SOMETHING to sell. You own a piece of the real estate and can sell it
    just like any other real estate.

  2. Most shares that are sold around here are LARGER PIECES of the real estate and
    longer times that you can use the property. Typically owners are buying from 2
    weeks to 5 weeks of usage along with their 1/20th to 1/10th ownership share.

  3. It is a convenient and inexpensive way of getting into our real estate market and for
    being able to use a Nicer and Newer condo for a "fraction" of the cost of buying
    your own condo.
Some features of fractional properties are:
  1. They are not for everybody, but they certainly work well for many people. Over the
    past 7 years more than 1100 owners have joined the ranks of Fractional
    Ownership in the Telluride area.

  2. There are a variety of types of complexes, from high service Club Memberships with
    many amenities (like a hotel) - to low service (and lower HOA dues) complexes
    that are comprised of townhomes with a more homey feel. There are even a few
    log homes in Mountain Village that have been fractionalized, and the owners are
    truly happy!

  3. Most fractional complexes have NOT seen any appreciation over the past 5 years
    because they were such a good idea in the late 90's that developers built too many
    fractional complexes without realizing that they were building a huge OVER-
    supply. Favorably now, much of the inventory has been bought up over the years,
    the supply is coming down within reason and fractionals will soon see
    appreciation in the near future and are now a great value to buy into.

  4. Even if they have not appreciated in value in the past few years, many owners are still
    generally happy with the arrangement anyway.

  5. Many fractional owners have found it an inexpensive way to "test out" Telluride to
    see if it's the place for them. A large per cent of fractional owners have
    eventually bought whole ownership condos or larger family homes in the area
    after having enjoyed their fractional ownership condo for a few years.
