Telluride Properties

Designated a National Historic District, the town of Telluride and its properties are protected both nationally and locally. On a national level, the National Trust for Historic Preservation serves to ensure the integrity of its architecture as well as the quality of any development. Locally, the Historical and Architectural Review Commission has the task of ensuring these interests.

There are strict guidelines for the erecting of new properties in the historic district of Telluride. These guidelines exist to ensure the architectural design of new properties protects the heritage of this former mining town. To ensure compliance, each new structure must pass a series of architectural reviews.

Additionally, a Comprehensive Development Plan exists in San Miguel County. This plan is designed for the purpose of balancing development with the area's natural beauty. It details limits for development of property in the Telluride area, including Mountain Village. The Comprehensive Development Plan allows for a limited number of beds within the San Miguel Valley. The total number allowed, including residential and tourist beds, is 21,000. With these numbers, it is best to purchase Telluride property now, rather than later.

The plan for these areas doesn't just include homes and physical structures, it also includes open spaces. If a piece of land is available for development in the Telluride area, there is a use already designated. There are protected open spaces throughout the region, kept open for the preservation of natural habitats. Forest and wetland areas are protected as well. Even in areas in which development is allowed, restrictions are in place to provide for the guarding of wildlife.
