Communicating and Merchandizing During the Sales Push

After I get the real estate listing signed up, THAT'S when my team and I go into ACTION. See what some of my past sellers have said in my Sellers' Endorsements section - it's true. We kick into gear with our Powerful Marketing program and we get your property KNOWN throughout the community.

But what are the other services I give my seller clients that make the entire selling process more enjoyable and stress free?

  1. I stay in touch with you. Periodically I send you a letter with a) copies of all the promotional materials my team has created and distributed to the community, b) a report on market activity, and c) the "interest and showings log".
     
 
  • Copies of promotional materials sent to you: newspaper adverts, my website listings, MLS listings, letters to the brokerage community, postcards to the neighborhood, magazine adverts, listings in our company buyers' guide, open house records, showings records, the whole nine yards. I show you what I am doing to promote your property so that you can give me feedback and ideas and so you know that I am doing my job. This avoids any mistrust and doubting. You feel better, I feel better.

  • I tell you what is happening in your segment of the market as time goes on. You need to know how your competition is doing and if we have to make any adjustments in promotional thrusts or in merchandizing or in pricing. The market is always FLUID, and the Market Analysis you got at the beginning of the listing may not apply later. Sometimes prices need to be raised, and sometimes they need to be lowered, but you can't know what's right if you don't know what's happening in the market.

  • For all our listings we keep a record of any interest shown in your property, whether it be a visit by a broker, a phone call from the public, or an actual showing that occurred. We record comments and observations that brokers and buyers make about your property so you can get the feedback you need to make on-going decisions about your property.
       
  2. I provide assistance in "merchandizing" the property by:
   
  • advising on how to make its features shine and how to mitigate any flaws - we can also help organize getting some of the work done to correct those flaws.

  • helping track down all paperwork necessary for a smooth sale (ie. surveys, permits, HOA docs, encumbrances, legal documents and title documents) - it's always best to have all these in hand before you ever get an offer, because, with them, you can negotiate from strength.

  • arranging an inspection of the property to find and define any problems (and probably fix them) so that the buyer's inspector does not find any problems which the buyer will then use to negotiate a lower price or to choose to walk on the deal.
